Installing air conditioning in a Paris apartment: the paperwork
- Your building (copropriété): an outdoor unit on the façade, a balcony, the roof or in the courtyard affects the building's appearance or common parts. The general meeting must approve it, by the article 25 majority of the law of 10 July 1965. Check the building rules (règlement de copropriété) too.
- Town hall: a visible unit that changes the look of the façade usually needs a prior declaration of works (déclaration préalable). In Paris, your town hall's planning department can tell you the rules for your street.
- Noise: the outdoor unit must not disturb the neighbours. French public health law caps the noise increase at 5 dB(A) by day and 3 dB(A) at night, so placement and a quiet unit matter.
- Tenants: fixed air conditioning counts as an alteration to the flat and needs the landlord's written consent.

Which unit to choose?
- Wall-mounted split: one indoor unit and one outdoor unit. The most common choice for a single room.
- Multi-split: one outdoor unit for several rooms. Useful when space on the façade or balcony is limited.
- Unit with no outdoor part (monobloc): two holes through the wall, nothing on the façade. Less powerful and louder indoors, but sometimes the only option when the building refuses an outdoor unit.
- Portable unit: no works, for one room and occasional use, with a hose out of the window. Noisy and inefficient over time.
A reversible unit also heats in winter: it is an air-to-air heat pump (heat pumps in Paris apartments).
Air conditioning not working: what you can check
- The mode on the remote: "cool" (snowflake), not "dry" or "fan". Change the batteries if the screen is faint.
- The filters in the indoor unit: clogged filters cut the cooling sharply. Rinse them in lukewarm water and refit them dry.
- The breaker for the air conditioning in the fuse box: reset it once, no more.
- Water dripping from the indoor unit: the condensate drain is blocked or badly sloped (air conditioning leaking water).
- Frost on the unit or the pipes: switch it off and call us; it may be low refrigerant or a failed fan.
Air conditioning servicing
Clean the filters every two to four weeks while the unit is in use. A professional service once a year, before summer, keeps it efficient, quiet and hygienic: cleaning the indoor unit and fan, disinfection, checking the condensate drain, the outdoor unit and overall operation (signs your air conditioning needs servicing).
Before you cool: heat in Paris
Paris holds on to heat at night, especially under the roofs: the urban heat island effect. Shutters, external blinds and solar films already cut the temperature and the bill a lot, with or without air conditioning. Used well, a recent unit uses less power than people think: set it around 26 °C and keep the windows shut (sun protection: shutters, blinds, films, air conditioning running costs and impact).
