Air Conditioning Maintenance: Legal Requirements, Frequency and Prices in Paris

Air conditioning maintenance by a technician

A well-maintained air conditioner uses less energy, breaks down less often and lasts longer. But beyond common sense, the law imposes specific obligations on owners of equipment containing refrigerants. In Paris, where the residential air conditioning stock is growing rapidly (the adoption rate rose from 18% to 24% between 2023 and 2025 according to ADEME), many homeowners are still unaware of these obligations. Here is a comprehensive overview.

Why maintain your air conditioner

Performance and energy savings

A clogged filter, dusty heat exchanger or insufficient refrigerant level forces the compressor to work harder for the same result. The excess consumption can reach 10 to 30% depending on the degree of fouling. ADEME also points out that setting the temperature to 26°C instead of 22°C halves consumption — a free measure that usefully complements maintenance.

Indoor air quality

The indoor unit constantly circulates the room's air. Without regular cleaning, the filters and evaporator become a breeding ground for mould, bacteria and allergens. In a Parisian apartment where windows often remain closed in summer, air quality depends largely on the condition of the air conditioner.

Equipment lifespan

A properly maintained wall-mounted split has a lifespan of 12 to 15 years. Without maintenance, breakdowns multiply from the fifth or sixth year onward, and premature replacement of the unit costs far more than an annual maintenance contract.

Legal obligations: refrigerants and F-Gas regulations

The European F-Gas regulation (EU Regulation No. 517/2014, strengthened in 2024) and its transposition into French law strictly govern the handling and inspection of refrigerants (also called refrigerant gases). These fluids, present in every air conditioner, are potent greenhouse gases if they leak.

Mandatory leak checks

A leak check of the refrigerant circuit is mandatory for equipment containing a refrigerant charge with a CO2 equivalent of 5 tonnes or more (5 tCO2eq). In practice:

Standard residential split units (single or multi-split with R-410A or R-32): most domestic installations contain less than 5 tCO2eq and are therefore not subject to the mandatory leak check.

Larger installations (multi-zone ducted systems, VRV/VRF small commercial systems sometimes installed in large apartments): these often exceed the threshold and are then subject to periodic leak checks.

The exact threshold depends on the type of refrigerant and the charge: for example, 2.4 kg of R-410A (GWP = 2088) represents approximately 5 tCO2eq. Your installer can confirm whether your system is affected.

Frequency of regulatory inspections

For equipment subject to leak checks:

5 to 50 tCO2eq: inspection every 12 months (or every 24 months if a leak detection system is installed)

50 to 500 tCO2eq: inspection every 6 months (or 12 months with detection)

Over 500 tCO2eq: inspection every 3 months (or 6 months with detection)

Who can carry out the work

Only a technician holding a certificate of competency issued by an approved body may handle refrigerants. This is a legal obligation: a private individual or uncertified handyman is not permitted to open the refrigerant circuit, even for a simple top-up. The company carrying out the work must also be registered with the approved body and maintain an intervention log.

What an air conditioning service includes

A comprehensive annual service, as performed by a professional, covers several areas.

Indoor section (indoor unit / split)

– Cleaning or replacing air filters

– Cleaning the evaporator (disinfection if needed)

– Checking the condensate tray and drain pipe

– Testing the condensate pump (if present)

– Checking the proper operation of air diffusion louvres and the remote control

– Inspecting wall mountings

Outdoor section (outdoor unit)

– Cleaning the condenser (removing leaves, dust, debris)

– Inspecting the condition of the fins and straightening if needed

– Visual inspection of refrigerant lines (insulation, signs of leaks)

– Checking electrical wiring and connections

– Measuring operating pressures (high and low pressure)

– Measuring inlet and outlet temperatures (delta T)

Intervention report

The technician provides a report listing the operations performed, the general condition of the installation, any anomalies found and recommendations. Keep this document: it may be requested by insurance in the event of a claim or by the building manager in an apartment building.

Recommended frequency

Routine tasks (do it yourself)

Every 2 weeks during use: clean the indoor unit's air filters (vacuum or rinse under warm water).

Every month: check that the condensate pipe is draining properly (a trickle of water should come out when the unit is running).

Professional maintenance

At least once a year: this is the manufacturers' recommendation and industry best practice. Ideally, schedule maintenance in spring, before the cooling season.

Twice a year for reversible units: if you use your reversible air conditioner in heating mode in winter and cooling mode in summer, two annual visits (autumn + spring) are recommended.

Air conditioning maintenance contract prices in Paris

Prices vary depending on the type of installation, the number of indoor units and the level of service.

One-off maintenance (without contract)

Single split (1 indoor unit + 1 outdoor unit): 120 to 200 euros including VAT

Multi-split (2 to 4 indoor units): 180 to 350 euros including VAT

Ducted system: 200 to 400 euros including VAT

Annual maintenance contract

An annual contract generally includes one or two maintenance visits, priority repair service and sometimes wear parts.

Single split: 150 to 250 euros including VAT/year

Multi-split: 200 to 400 euros including VAT/year

Contract with repairs included: supplement of 50 to 100 euros including VAT/year

What can affect the price

– The number of indoor units to maintain

– Accessibility of the outdoor unit (rooftop, courtyard, scaffolding required)

– Paris-specific logistics (parking, building access)

– Whether or not repair labour is included in the contract

Frequently asked questions

Is AC maintenance mandatory?

The refrigerant circuit leak check is legally mandatory for installations where the refrigerant charge exceeds 5 tCO2eq. Most residential split units fall below this threshold and are therefore not subject to this specific obligation. However, annual maintenance is strongly recommended by manufacturers to preserve performance, air quality and the manufacturer's warranty. Additionally, apartment building regulations may require periodic maintenance.

How often should you maintain your air conditioner?

The standard recommendation is professional maintenance once a year, ideally in spring. For a reversible air conditioner used for heating in winter, two visits per year (spring and autumn) are preferable. Additionally, cleaning the filters yourself every two weeks during periods of use is a simple step that preserves the unit's efficiency and air quality.

How much does an AC maintenance contract cost?

In Paris, an annual maintenance contract for a single split costs between 150 and 250 euros including VAT per year. For a multi-split (2 to 4 units), expect between 200 and 400 euros including VAT per year. These contracts generally include one to two maintenance visits and priority access to repairs. One-off maintenance (without contract) costs 120 to 200 euros including VAT for a single split, but does not guarantee priority or preferential rates in case of a breakdown.
