When Is the Best Time to Service Your Boiler?

Annual servicing of a gas boiler is mandatory in France. But many homeowners and tenants wonder: when exactly should it be done? Is there an ideal time of year? Can it be carried out in winter if you forgot in spring? This article answers these practical questions clearly — so you stay compliant and your heating doesn’t let you down at the worst possible moment.

Boiler Servicing: A Reminder of Legal Requirements

The essentials: in France, annual servicing of a gas boiler has been mandatory since the decree of 9 June 2009. It must be carried out by a qualified professional, and you must keep the service certificate. If the service has not been done, your home insurance may refuse to cover you in the event of a boiler-related claim.

That said, while the law sets the frequency, it does not specify the exact month. That’s where the question of timing comes in.

The Short Answer: Summer or Early Autumn

The ideal period to service your boiler is between June and September. Here’s why:

  • Your boiler is not actively heating your home: the engineer can work without cutting off your warmth mid-job
  • Heating engineers are more available off-season: you get an appointment more easily and often sooner
  • Prices are often more competitive outside peak season (November to February)
  • You’re ready for winter: a boiler serviced in September runs at full efficiency when the first cold snap arrives

It’s the same logic as a car service before a long journey: better to plan ahead.

Can You Service a Boiler in Winter?

Yes, absolutely. Servicing can be done at any time of year. If you forgot to book it in summer, it’s better to do it in December than to skip it entirely. Not having it done at all is the only real mistake.

The main practical downside of a winter service is that the engineer may need to temporarily switch off the heating during the visit — usually 30 to 60 minutes. In summer this has no impact. In winter it’s slightly inconvenient but entirely manageable.

The other downside is waiting time. During peak heating season, Parisian heating engineers are extremely busy. Getting a slot quickly in January can take several weeks. Another good reason not to leave it.

This can be a good option for landlords or anyone wanting a fixed budget with no nasty surprises. Read the exclusions carefully before signing (wear and tear, corrosion, certain components).

If your apartment has its own boiler, you are responsible for annual servicing — whether you are the owner or the tenant. In a rented property, it is generally the tenant’s responsibility to arrange and pay for the annual service (it counts as a tenant repair obligation). The landlord remains responsible for replacement if the unit is at end of life.

Communal Boiler

In a building with communal heating, the co-ownership trustee organises and pays for the communal boiler service. As an owner or tenant you have nothing to do — but you can check it has been carried out by reviewing the general meeting minutes.

Signs Your Boiler Needs More Than a Service

  • Unusual noises (banging, whistling, rumbling)
  • Pressure drops regularly and you keep topping up the system
  • Domestic hot water is lukewarm or inconsistent
  • The boiler keeps switching off and restarting (short-cycling)
  • You smell burning or gas — in this case turn off the gas and call immediately

These symptoms may indicate advanced wear of internal components. If your boiler is over 15 years old, it may be time to consider replacement — which could qualify for French government energy grants (MaPrimeRénov’, CEE).
